What is your Best Property/Real Estate Purchase Advice?
The
right Mindset “Don't stop. Never quit. Never give up”.
You're going to a hit ton of obstacles in this investment journey- you
CANNOT let them stop you. So many investors get stopped by either
ignorance or fear saying, "this is just too hard" - "real estate
doesn't work for me" - "real estate doesn't work in my area." Then they
get out! Don't do that. Find someone who can guide you through. It
could be someone in WPPS, another investor, an attorney, anyone
successfully doing what you're trying to do. Do what it takes to find
answers to your questions. You don't have to know everything today; you
learn over time. Take the time to figure it out - but don't get stopped.

Legislation
- laws change and often investors don't know their state laws or say
"our laws don't allow that" when actually they're ignorant of the laws.
The law may say you can't do something a specific way, but you can in
fact do it another way. Again - learn, find out, know - just don't get
stopped.
WPPS you've reach
I
prefer investment in properties because we run a property investment.
If you have more than 2 properties, you have a investment and need to
treat it as such, rather than like a hobby. The great thing about WPPS
is that most investments needs and strategies are the same, no matter
the industry.
Best personal growth experience and what you learned from it.
My
best ever personal growth experience probably came from my worst ever
life experiences. My six months looking around for property investment
and auction property but not even got a single investment in year 2009
but I never gave up experienced. One of the big things I learned
through these was not to waste time - everyday is valuable, even the
tough ones. You and Me are so busy every single day, our days are so
full, but we love it because it's all productive, it all serves a
purpose, it serves others, and our activity constantly moves us toward
our goal-Financial Freedom. We don't have to be at our goal to enjoy
life, just working for it and making steps brings us tremendous joy.
Don't sweat the small stuff because it really is all small stuff over a
life span - it really does pass as time continues to march on. It's
precious, don't waste it.
How
I tie that into real estate is by pointing out that, if you decide to
wait before you make a purchase, I promise that in five years you'll be
kicking yourself for waiting. Time is so precious.
Best success habit you practice
Not
getting stopped. For that to happen, you must have a big enough "why?"
You must have a big enough reason to be doing this investment - and
your reason's gonna change. Starting out, our reason for this business
was to provide for retirement (and of course I wanted to get to that
sooner rather than later). Eventually, as we began to have income
coming in for today, our reason became a better lifestyle for ourselves
and our family along with being able to give more, which feels really
good. Now our reason is to leave financial prosperity to our children
and grandchildren
Best deal we've done
Our
2 ½ story house. About the time we started this proeprty
purchase for own stay in 1995 instead of renting from people, we bought
this house in Sri Petaling Kuala Lumpur. As it turns out not an easy
decision, we just happened to buy it with advance money through a
credit card than find all the way financial support from bank and etc.
we were hoping to get in spite of various lending regulations. Turned
to friend/relatives and offered to fund the deal. Always remember
"there's a will there's a way". Finding money is easier than you'd
expect - all you have to do is talk about what you do and what is the
return.....After 20 years the house worth about three times higher than
what we were invested.
Another
property investment story is that this was in 2009 after the economy
tanked in 2008. We bought an auction property and spent about 10%
deposit of reserved price than balance 90% got financing from a Bank.
We rented out the property with a rental return of 9% pa. After 5 years
the property giving us 15% pa and the worth of the property was double
from what we had invested.
A
golden opportunity knock in auction property investment in year 2010
after the economy was recovery from 2008. A special valuable
experiences were three continued days on Friday, Saturday and Monday we
had bought three properties in 4 days time. The tree properties gave us
11% pa rental return each at that time. After 5 years, the first one
gave us 18% pa rental return, 2nd and 3rd gave us 17%pa rental return and the worth of the three properties were 100% appreciated each from our investemnts.

(1) Don't Think for the Seller
Before you buy anything, you must always know your numbers. Their numbers and problems cannot influence your offer or you'll pay too much.
(2) Failure is Not an Option
When we started out, we were at an age where we didn't have time for a failure.
And, that's what has kept us overcoming hurdles and knocking down walls even today. Failure is not an option.
(3) Hope is not a Strategy
There
are so many moving parts in this property investments. You can never
hope things will work out or the economy will remain strong or property
values will increase. You must KNOW your numbers, your response rate,
all the dynamics of your property investment at all times. That's the
only way you can improve what's working, eliminate what's not, and know
the difference.
What's the biggest mistake we've made in real estate?
Being
influence by agent. It's hard to not get caught up in the emotion of
the moment and in their needs, but that can ruin your deal. One of our
very first property investment opportunities, a double storey house in
Sri Petaling was selling RM240k (Bank valued for RM200k) in 2008. We
used “Wait and See Strategy” offer the agent we will only
buy the house at bank valued and hope the seller will reduce the
selling price to RM200k. Almost every week passed by the house to see
the agent banner still there and wait for the agent to call us back.
Two months later the agent banner was gone…the house was sold.
In 2015 the house worth for RM700k.
In
2010 a 1 ½ storey house in Sri Petaling was auction RM350k in
the first auction but no taker. After few months later it was auction
again RM315k as reserved price. We hope it will go down to RM284k if no
taker again than we will purchase it. The auction have seven bidders
participated to bid and the price went to RM360k sold. In 2015 worth of
the property was RM800k.
